  • IMPORTANT UPDATE! Fixes for Mint’s New Export Format. 
    Mint is now exporting additional fields depending on the type of accounts you have. This has caused earlier versions to import incorrectly. This version will ignore any additional fields Mint adds, now and into the future.
  • Now supports local Regional Settings.
    Added the ability to run MintToReport using your default Currency and Date formats. Earlier versions required that you set up your PC in English USA formats. This means that our French Canadian users can now run the software using their own date and currency settings. Let me know if you would like the software totally translated to French.
  • Now, when using the Back Button, it will return to the report and report page
  • Attempting to print charts wouldn’t work and would cause an unlimited error until the user restarted the software. Fixed.

  • Added a NEW Report Outline to the Preview! The new Outline acts as a Table of Contents for your larger reports.

  • Added new PDF Export which optionally will include your Outline for navigation within

  • New Find Transactions on Mint search options when you click on the Detail Button (). Each option will open your default browser, open a new tab and search Mint. You will need to be logged into Mint in your Default Browser to use any of these new Search Options otherwise you will be prompted to do so.

  • Added new Backup and Restore (off the File Menu). Not only will this protect your settings and transactions, but it should also make it easier to share your data between different installations.
  • NEW double click Header. Personally, I found myself clicking on the Header by accident. Now, to edit the Report Header requires that you double-click instead of a single click on the header. I am happy.
  • NEW Field Selections added to the Preview Popup Menu (right mouse click ). Now, quickly change the 4th column.

  • NEW Mint tools. Export from Mint will use your Default Browser to download your transactions. Set Mint Date Range will open Mint in your Default Browser and limit Mint to the Date Range you have selected in the software. Similar to some Chrome extensions, but works in all Browsers.

  • Dramatically increased importing speed.
  • Improved report speed.
  • Now chart animation is optional.
  • Fixed: The Totals Only button was not being recalled when displaying a saved User Report or when using the Back Button.

  • New MintToReport Web Browser. This version implements a new web browser within MintToReport making Mint.com just one click away. With the browser comes a simple login and export buttons. MintToReport uses your operating systems built-in browser giving it the security you demand whenever you browse the web. The browser can also be used with our next new feature.
  • Added a new ‘Find on Mint’ button to the Details Form and a new popup menu. Now, when clicking on the Details button (the small teal button on the transaction report), brings up a popup menu letting you choose between showing the transaction details and the new Find on Mint command. This will open up your default browser or the new MintToReport built-in browser to open Mint.com and find the selected transaction. This should simplify making changes to transactions on Mint.
  • Added new ‘Right Click’ popup menu to the Report Preview.

3.2.0.0 changes for all OS Versions

  • NEW Auto Import! MintToReport will now optionally monitor either your Downloads Folder (or the last folder you imported from) for a file named transactions.csv or any form of that name. When found it will prompt you or automatically import your file. This makes it easier when you are making changes on Mint and want to see them in MintToReport.
  • NEW Auto-Update! MintToReport has always checked for updates. But now you’ll be given the option to download and install the new version.
  • Registering the software is much easier for new users or when reinstalling.
  • Fixed: Database was not refreshing after import. Fixed.
  • Fixed: Changing from a Category to Description chart not changing the title of the Pie chart.

3.1.0.0 changes for all OS Version

  • NEW! Interactive Charts! 
    As promised, MintToReport now has interactive charts. As you create reports, you are creating charts at the same time, and vice versa!
  • NEW UI changes! A few minor user interface changes to help organize the buttons more logically.
  • NEW OPTIONS let you personalize MintToReport:
    –  When RESETTING the report or chart you can now set the default date range rather than MintToReport displaying all of your inquiries which in some cases takes a few seconds to load.
    – Now you can view negative numbers in RED (now default)
    – Choice of displaying the report in ascending or descending dates on startup.
    – Choice of which report you would like to have displayed on start including opening the last report when MintToReport was closed last.
    – Optional default startup date range
    The Account, Category and Description reports move the ‘Notes’ column in place of its own column. Now you have the choice of leaving that column in place or choosing the column to replace it.
  • New “Period Report”! This report replaces the “4 Period Comparison Report”. It now gives you a choice of comparing 1,2 or 3-period comparisons (more to come). Also, when comparing just two periods, a Difference column is displayed rather than a Grand Total.
  • New! The Total Button can now be used for the Description, Category, and Tag reports.
  • New! Added hints for all buttons and controls. Hints are an option. Long hints (detailed hints) are displayed for new users or new installations. Short hints start displaying after a user has imported more than 3 times or hints can be disabled in the options.

  • Added smarter AND / OR logic to the ‘Text Filter’.
  • New!: Now you can Hide/Show Unused Categories. This makes it easier to see only the categories that matter to you. The only exception to this is if on import, if a new category that is ‘Unknown to MintToReport’, all categories will be shown until the unknown category is moved to another parent category.
  • Hopefully, sped up the loading of the Help File.
  • Fixed: MacOS 10.13 mix: Menu’s now work correctly again on Sierra 10.13

Managing Your Rental Properties with MintToReport

When I was managing 80 rentals for my Dad’s Property Managment business, we bought a $2000 program specialized in property management. Since the State of California has strict laws for handling money for property owners, it made sense. But when you are managing a few of your own, it is overkill. The biggest mistake property owners make when it comes to renting their properties is proper reporting.

That is one of the main reasons I created MintToReport was to help me keep a handle on my rentals. Here is how I do it. Hopefully those that have rentals might find this setup more convienent then the way they are doing it now.

  1. I create a TAG for every rental property I own. I keep it simple and use the Address Number of the property as a TAG. For instance, 123 Main Street, I create a tag called 123. If  it is a multi unit property, I create multiple TAGS (123-A, 123-B and so on).
  2. When ever I receive a rental check and make a deposit, I tag that depost as 123 and categorize it as ‘Rental Income’. If I deposit more then one check, I use Mint’s Spit feature to split the deposit by each check. This lets me tag each property correctly.
  3. Now, instead of step #2, my bank lets me use my phone to deposit checks. So I take 1 picture of each rental check and deposit it that way individually. Then I don’t have to split the deposit. I just have to tag and categorize each one. And it also shows up on my Bank Statement as one deposit. Great if I go to court on an eviction.
  4. When I recieve a Deposit for a rental, I tag it with 123 and categorize it as Rental Deposit under the Equity Category Type. I do this because deposits are always the tenants until I use them for unpaid rent or repairs when they move out. I also don’t want deposits to show as income.
  5. When ever there is a  repair done on a property, I tag that transaction as 123 and also tag it as ‘Tenant_Responsible’ or ‘Owner_Responsible. Always use underscores or hyphens when you create tag on Mint, or they get seperated when imported into MintToReport.   6. I also create a Category for ‘Unpaid Rent’ and manually add a transaction in Mint for these. I only do this when a tenant moves out. After the Tenant has received there moveout accounting, I remove the fake transaction from Mint. I guess I could create a fack cash account for these, but I don’t currently. Again, I only put it in Mint so I can show it create a move out accounting report for the tenant.

Now following these steps, I can easily, at any time, create individule profit and loss statements for each property. I can create a Tag report and select the property tags for the month or year which is nice for having one report showing all income/expenses per property on one report. In fact,

When a tenant moves out:

  • I run a Income Expense Report
  • I Check their rental tag, and Tenant_Responsible tag and check the ‘ORoption in the Tags section.
  • I check all income and expense categories (that will also show my fake entry for past due rent)
  • And last but not least, I check the Rental Deposit category under my Equities Category Type.

This gives me a nice accounting for both my tenant and myself that I can printout as a PDF or print to put in my rental folder in my file cabinet.

I save three reports as User reports.

  1. A monthly tag report selecting the Date Range as Month. This way, each month I can run the report and file it away. And since I used the Date Range there really is nothing to change on the report.
  2. A Profit and loss report selecting all Property Tags and saving it as also as a month report. It is easy enough to uncheck and check the tags to drill down on individual properties.
  3. A move out Accounting report. All I need to do to alter this report when a tenant moves out is set the date range to the date the tenant moved out to the date I printed the report.  That’s when all repairs are typically done and when I add a fake transaction for past due rent, if any, in Mint. Since the report is a Date Ascending report, it shows the Tenants Deposit first with repairs and past due rent afterward. It Makes an excellent report for you, the tenant and (hopefully not) the court.

I am sure there are other ways to use MintToReport to keep tract of rentals. I am leaving the comments section open for this topic if someone wants to way in.

3.0.2 changes for all OS Version

Warning! I had to change the way I save and recall user reports with this version. Sorry, but you might have to re-save your reports again. I had no choice on this one. Sorry for the inconvenience it may cause.

  • Notes were not being imported correctly. This build updates the database on the fly when installing this as an update. A new installation doesn’t need the update the database.  This fixes the error when importing notes.,
  • When clicking the report to see details of a transaction, the Notes field was not enabled so you couldn’t scroll when viewing long notes. Fixed.
  • Mac version now only displays build numbers in the about box.
  • A new message will pop up whenever there is a new version of the software available. Right now it will take you to the website showing you the changes so you can decide if you want to update. In my opinion, always update.
  • Version 3.0.1 broke the DATE Column toggle between ascending dates and descending dates. Fixed.
  • Removed the Transaction Descending Report. Just didn’t make sense because all you have to do to toggle between ascending and descending dates is to click on the DATE column header. I thought it would be more ‘NEW’ user-friendly, but I think it was just confusing. That’s right, I made a personal choice.
  • Windows 64-bit: Created and Access Violation when editing the Header. Fixed.
  • If an Account, Tag or Category had either a single quote or double quote and you tried to filter by it, the software would return an SQL Error. Fixed.
  • If Filtering by Text, if your filter included a single or double quote the software would return an SQL Error.
  • When filtering by Tags, if you checked ‘And’ or ‘Or’ it was not enabling the ‘Update Button’.
  • macOS version: User reports were crashing pretty consistently. It might have affected the Windows versions too, though I have never had a report and I have never been able to duplicate the error on Windows 32-bit or 64-bit. Fixed now for all version anyhow.
  • Other minor bug fixes

Thanks for the users who have reported problems with MintToReport. It only makes the program better for everyone.
